Why you should choose Looe and Polperro Holidays

At Looe and Polperro Holidays we provide an excellent service when it comes to placing your investment property in the hands of a business who will tailor your needs and requirements in order to produce the highest levels of income to suit your pockets.

We offer two levels of service: FULL MANAGEMENT SERVICE and BOOKING SERVICE ONLY


FULL MANAGEMENT SERVICE

We charge 19% (no V.A.T.) on rental payments received and for this we will advertise your property on our comprehensive website and its various links with other tourism based associations. Extensive pictures are available of our properties via our website, along with full details of the accommodation on offer. We also nationally advertise weekly and through our pro-activity we also mail drop and contact our huge client bank of customers regularly, ensuring continuation of bookings. We also provide a property guide that you would be included in and again, this would be distributed to our client bank.

We manage our enquiries with a professional and friendly manner, and on booking we administrate the rental monies and provide full direction planners from our customers' homes to the door of their chosen property to alleviate any stress and problems encountered on their journey to this area. We also ensure the keys are made available to our customers upon arrival. We are at hand to answer any questions they have relating to their accommodation, in summary we provide a full back up from enquiry through to rental, to when they have vacated.

On arrival, our customers are welcomed by refreshments provided by ourselves (and at no cost to you) in the form of milk, tea, coffee, sugar, bottle of wine, newspaper and this has been very well received. We are also available 24 hours a day for any queries or questions from our customers and again this has proved to be invaluable.

On departure, we ensure that the properties are fully cleaned, with linen laundered and replaced, in readiness for the next arrival. This service alleviates any worries or concerns to yourselves, as you will have complete peace of mind knowing that from the advertising, through to obtaining and handling bookings, distributing keys (or meeting and greeting our customers), right through to customers having us on hand to help with any queries during their stay.


BOOKING SERVICE ONLY


This service is geared towards our owners who either live close by to the property and can maintain and clean the property themselves between bookings or perhaps you may live away from the property but have reliable and trusted people who can take care of your property for you. In this instance we would market your property on our comprehensive website, deal with our many enquiries received from the website, national advertising, or links through other tourism based associations which we again generate many enquiries from. We charge 15% (no V.A.T.) for this service.

However, with our aforementioned advertising and pro-active attitude to obtaining bookings, this service will only cost you 15% of any rentals achieved via our own means. This has helped many owners in the past, who often find renting their properties in the peak season is a lot easier than in the off peak, and we are confident of placing substantial bookings for you to boost up your rental income. Alternatively, if you wish to take bookings yourselves (via your own means) or if you would like to stay at your property yourselves, we are flexible with this and receive no commission from any bookings derived by yourselves.

Our aim is to maintain our respected reputation, in that we offer select properties furnished and maintained to very high standards. We find that the higher the standard of property, the easier it is to rent, and our clients usually leave the properties in the order to which they have found them. This works in two ways, we generate high levels of repeat bookings and the cleaning and maintenance is at a level acceptable to both ourselves and the owners. We offer high standard properties, to which our customers will treat your properties with care and respect.

We cater for special occasions such as birthdays, anniversaries and honeymoons and any other special date that arise which our customers are planning to celebrate. We can arrange for champagne, flowers or cakes for any special occasion. This flexibility has played a large part in our level of bookings as we can tailor our customers' requirements and make their stay a little more special.

We are very knowledgeable about this area, and have useful dates of special events taking place, or places of interest to visit, thus providing our clients with confidence that when they book we can help with any intended excursions.

We cater not only for families wishing to take advantage of this seaside location and various family attractions, but also for couples who are looking for total relaxation and quiet surroundings which our selection of properties will certainly offer. Whether you have a property that will accommodate two or twelve, we have the wealth of experience and confidence to obtain the level of rentals you would wish for. Our selection of properties range from sea front cottages, apartments, quaint fishermen's cottages, to rural countryside and moorland retreats, whatever the property, we will always be able to meet the demand having such a choice!

Offering flexibility of length of stay is another consideration. At Looe and Polperro Holidays we offer short breaks ensuring again, your property will receive bookings whether for a few weeks or just a few days. In this day and age in which we are all busy in our workplace and perhaps can only "grab" a few days off, once people have stayed in this area, very often we receive phone calls from them saying they want to re-book and stay for longer, hence the level of repeat bookings is on the increase.

We have the knowledge and expertise to guide you on current laws and legislations that you need to know before you start letting your property out. There are strict regulations regarding fire, electrical appliances and gas. You will need to have public liability insurance, again we can advise you on these issues. We can guide you on likely expected rental figures ensuring high occupancy levels, we can deal with the administration of bookings ensuring your rentals are guaranteed and there is no chance of bad debts or non payments.

We pay our owners every month and you will receive a comprehensive statement outlining your remittance and there will be no surprise "extra expenses", as if there has been cause to cover any maintenance or sundry expenses such as minor items, even down to light bulbs, you will have already been made aware of these events.
